Facing the Parc de la Bergère and located between Rue de Paris and the Canal de l’Ourcq, the 160 apartments of Lot K2 in the ZAC Écocité de Bobigny are set within a rapidly evolving context, balancing industrial heritage with its future as a vibrant residential area. The development is distributed across four buildings with a total of eight stairwells. Two of these are dedicated to social housing, designed by AKA in collaboration with Tolila Gilliland, who are responsible for the privately owned units.
As a landmark along Rue de Paris, the social housing building rises to eight stories and is adjacent to the preserved Asturienne hall, a historic industrial structure. The project contributes to transforming this hall into a lively communal space that fosters interaction among residents.
A strong emphasis is placed on designing high-quality, comfortable, and functional housing. All multi-room apartments are dual-aspect, and each unit features a private outdoor space with a minimum depth of two meters. On the sides facing the Asturienne hall and Rue de Paris, the apartments include loggias that provide intimate outdoor areas. On the inner courtyard side, larger outdoor spaces are integrated into the terraced design of the building, offering expansive views of the canal, Parc de la Bergère, and the tranquil, biodiversity-rich garden at the heart of the block – a space designed for both nature and social interaction.
The facades along Rue de Paris, made of brick and metal, pay tribute to the site’s industrial past, with generous openings accentuated by detailed architectural features around windows and loggias.
In the courtyard, lime-plastered facades extend horizontally towards the canal, where three buildings are positioned.
Designed with a strong commitment to sustainability and reducing the environmental impact of construction, the project features nearly 50% wooden-framed facades with bio-sourced insulation and incorporates reclaimed materials, particularly brick.
